01 / THE LEASE
Rent on the schedule you actually use.
Weekly, bi-weekly or monthly. Set the rent, the start date and the cadence once, and every invoice after that generates itself from the lease.
Houzito runs the whole cycle for independent landlords: leases on weekly, bi-weekly or monthly schedules, rent paid online, roommates splitting the bill, reminders and late fees handled without you chasing anyone.
No card required to set up your first property
01 / THE LEASE
Weekly, bi-weekly or monthly. Set the rent, the start date and the cadence once, and every invoice after that generates itself from the lease.
02 / THE INVOICE
On the due date the invoice is already there, with the payment window you set and a total the tenant can pay by card or bank in one tap.
03 / THE SPLIT
Assign each housemate a percentage or a fixed amount. Everyone gets their own invoice and their own card, and nobody has to front the difference.
04 / THE PAYOUT
Processing is grossed up onto the tenant total, reminders and late fees run on their own, and the amount that reaches your account is the rent on the lease.
Capabilities
Not a generic CRM with a rent field bolted on. Every part of Houzito exists because a landlord or a tenant hits it on the first of the month.
The differentiator
Assign each roommate a share of the lease. Houzito issues a separate invoice per person, each with its own payment link and its own card. The rent is only paid when the last share clears, and you never mediate between housemates again.
Every building you own, broken down unit by unit. Occupancy, rent roll and status read at a glance, whether you hold one duplex or forty doors.
Weekly, bi-weekly or monthly. Set the rent, the start date and the cadence, and invoices generate themselves from the next due date onward.
Tenants pay by card or bank on the platform. Processing costs are grossed up onto the tenant's total, so the rent that lands in your account is the rent on the lease.
Each tenant chooses. Autopay charges the same card every cycle without anyone lifting a finger. Manual sends an invoice and a payment link instead.
Set a due date and a window. Reminders go out on the due day and again before the window closes. When it closes, the invoice flips to overdue and the late fee applies on its own.
Tenants report an issue from the portal with photos or video attached. You see the evidence, the unit and the history before you send anyone out.
Log expenses with the receipt attached and get net operating income per property, worst margin first. You know which door is actually earning.
Signed leases, addenda, notices and inspection reports filed against the right tenant. Mark a document visible and it shows up in their portal.
Bring in a co-owner, a property manager or a bookkeeper. They join your organization by email invite and work from the same records you do.
Tenants get their lease, their balance, their payment history, their receipts and their maintenance requests. Fewer texts asking what is owed.
One lease, several people, separate invoices. Nobody has to front the whole rent and chase the rest of the house for it.
One property and one lease is enough to start. Add the rest as you go.
How it works
Setup takes an afternoon for a small portfolio. After that the cycle repeats without you rebuilding it every month.
Create the property, list the units inside it and record the rent for each one. A single-family home is one unit. A triplex is three.
Pick the rent, the schedule and the start date, then invite the tenant by email or text. Roommates get their own invite and their own share of the rent.
Invoices generate on schedule, reminders go out, payments settle to your account and late fees apply when the window closes. You step in only when something actually needs you.
Two sides
Owners get the ledger. Tenants get certainty. Most rent disputes are really disagreements about what was owed and when it was paid, so both sides read from the same record.

Pricing
Pay yearly and two months are on us. The processing fee your tenants pay falls with every tier, so moving up costs them less, not more.
Your first properties, at no cost to you.
$0 a year · $5.00 tenant fee per payment
A portfolio that has outgrown a spreadsheet.
$150 a year · $3.00 tenant fee per payment
Larger portfolios, and the lowest fee for your tenants.
$390 a year · $1.50 tenant fee per payment
Rent payments are processed by Stripe. The processing cost and the platform fee are added to the tenant's total, so the amount that reaches your account is the rent written on the lease, whichever plan you are on.
FAQ
The short version of how rent, fees and splits work. The full list covers plans, billing and more.
The tenant. The processing cost and Houzito's platform fee are added to the tenant's total at checkout, so the amount that reaches the landlord's account is always the exact rent written on the lease.
A lease can be split among roommates by percentage or by fixed amount. Each roommate gets their own invoice and their own payment link, and the lease's invoice is marked paid once every share has cleared.
With the largest-remainder method: each share is rounded down, then any leftover cents go to the largest share, so the shares always add back up to the exact rent.
A reminder goes out on the due day and again before the payment window closes. If it closes unpaid, the invoice is marked overdue and a late fee applies automatically.
Autopay saves a card and charges it every cycle automatically. Manual billing sends an invoice and a payment link, and the tenant pays it themselves. Each tenant chooses per lease.
No. The Free plan requires no card and covers up to 3 properties with the full feature set.
