Rent collection

Rent that arrives on schedule, without the follow-up.

Set the schedule once and Houzito runs it: invoices generate themselves, tenants pay online, reminders go out before anything is late, and late fees apply on their own when a payment window closes unpaid. The rent that lands in the owner's account is always the rent written on the lease.

Schedules

Any cadence a real lease runs on.

Set the rent, the start date and the frequency once when the lease is created. From that point, invoices generate themselves from the next due date, on schedule, without anyone re-entering the amount every cycle.

    Weekly

    Rent generates every seven days from the lease's start date. Common for by-the-room and short-term arrangements.

    Bi-weekly

    Every two weeks, on the cycle the lease was set up on. Invoices keep pace on their own, cycle after cycle.

  3. 03

    Monthly

    The default for most leases. One invoice a month, generated ahead of the due date so tenants see it coming.

Autopay or manual

The tenant picks how rent gets paid.

Billing mode is set per lease. Some tenants want to set it and forget it, others want to approve every payment. Houzito supports both without changing how the owner sees the lease.

Payment windows and late fees

A due date, a window, then a late fee if it closes unpaid.

Every lease has a due date and a payment window the owner sets in Settings, how many days a tenant has after rent is due before it counts as late. Houzito works the window on its own:

  • A reminder goes out the day rent is due, before anything is overdue.
  • If the window is longer than a day, a second reminder goes out the day before it closes.
  • When the window closes still unpaid, the invoice is marked overdue and the late fee applies automatically, the lease's own late fee if it has one, otherwise the organization's default policy.
  • A late fee re-grosses the total the same way rent does, so the owner still receives rent plus the exact late fee, in full.
  • Every step re-checks whether the invoice was already paid, so a tenant who pays in the middle of the window never gets a reminder or a late fee after the fact.

Receipts

A record of every payment, for both sides.

Every payment that clears is archived as a receipt the tenant can find in their portal and the owner can find against the lease. Neither side has to dig through a bank statement to prove rent was paid, or when.

Who pays the processing fee

The tenant covers it. The owner receives the exact rent.

Rent runs through Stripe. Instead of taking a cut out of the owner's rent, Houzito adds the processing cost and a flat platform fee to the tenant's total. The owner's payout is always the number written on the lease, and the fee gets smaller as the owner's plan goes up.

Processing runs through Stripe. Upgrading the plan is something the owner can offer their tenants directly: the same rent, a smaller fee.
