Property management software
Property management software for one owner running it alone.
Properties and units, leases, online rent, maintenance, expenses and documents, in one system instead of five. Houzito is rental property software built for the landlord who manages their own properties, not for an enterprise portfolio team.
What's in it
Everything a rent cycle actually touches.
Not a generic CRM with a rent field bolted on. Each part below exists because an owner or a tenant runs into it every month.
Properties and units
Every building, broken into its units. A single-family home is one unit, a fourplex is four, each with its own rent and its own lease.
Leases on any schedule
Rent, start date and schedule set once per lease, weekly, bi-weekly or monthly. Invoices generate themselves from there, on time, every cycle.
Online rent collection
Tenants pay by card or bank through Stripe, on autopay or manually. Processing is grossed up onto their total, so you receive the rent on the lease, in full.
Maintenance with photo proof
Tenants file a request from the portal with photos or video attached. You see the issue, the unit and the history before dispatching anyone.
Expenses and net operating income
Log an expense with the receipt attached. Net operating income is rent collected minus expenses, per property, worst margin surfaced first.
Documents per tenant
Signed leases, addenda and notices filed against the right tenant. Mark one visible and it appears in that tenant's own portal.
Team members
Add a co-owner, a property manager or a bookkeeper. They work inside the same organization, on the same records, by email invite.
Tenant portal
Tenants see their lease, their balance, their payment history, their receipts and their maintenance requests, without a text to you.
Roommate splits
One lease, several people, separate invoices. See how the rounding and the fees work.
Who it's for
Independent landlords, not enterprise portfolios.
Houzito's plans top out at 15 included properties on Pro, with a per-unit rate past that. It is sized for an owner who knows every unit they hold, not a portfolio team managing thousands of doors across a company.
- Landlords who self-manage a handful of doors and still track it in a spreadsheet or a notebook.
- Small portfolios growing past the point where a shared inbox and a Venmo history hold together.
- Owners who want tenants to pay online without paying a processor's cut out of their own rent.
- Anyone renting to roommates who need to split one lease into separate, trackable payments.
Where it draws the line
Software built for a landlord, not a leasing department.
Property management software built for large commercial operators, like Buildium or AppFolio, carries workflows for leasing teams, accounting departments and enterprise reporting. Houzito leaves that out on purpose. It is honestly not the right fit for:
- Large commercial portfolios with dedicated leasing, accounting and facilities staff.
- Hotels, short-term rental operators or anyone running nightly bookings instead of leases.
- HOA or condo association management, where the unit owners are the customer, not the tenant.
FAQ
Questions about the software.
What is property management software, and does a single landlord actually need it?
It is the software that runs the parts of managing rentals that used to live in spreadsheets, text threads and a shoebox of receipts: leases, rent collection, maintenance requests, expenses and tenant records. A single landlord with even two or three units feels the gap fastest, chasing rent by hand and losing maintenance requests in a text thread.
Is Houzito property management software for enterprise portfolios?
No. Houzito is built for independent landlords and small portfolios who self-manage, from one rental up to a few dozen units. Plans top out at 15 included properties on Pro with a per-unit rate past that, so it is sized for an owner who knows every unit they hold, not a REIT or a large commercial operator.
What is the best property management software for a small landlord versus a large operator?
It depends on the size of the portfolio. Software built for large commercial operators, like Buildium or AppFolio, carries workflows for leasing teams, accounting departments and enterprise reporting that a self-managing landlord does not need. Houzito is built the other way: one owner running their own properties, without that overhead.
Does this rental property software handle maintenance requests?
Yes. Tenants file a request from their portal with photos or video attached, and you see the issue, the unit and its history before dispatching anyone.
Can I track expenses and profitability per property?
Yes. Log an expense with its receipt attached and Houzito calculates net operating income per property, rent collected minus expenses, with the worst margin surfaced first so problems don't hide in an average.
Do I need a credit card to try it?
No. The Free plan requires no card and covers up to 3 properties with the full feature set: leases, online rent, maintenance, expenses, documents and the tenant portal.
