Getting started

What is Houzito?

Houzito is rent and home management software for independent landlords. It handles properties and units, leases, online rent collection, roommate splits, maintenance requests, expenses and documents, and gives tenants their own portal.

Who is Houzito built for?

Self-managing landlords and small portfolios, from a single rental up to a few dozen units. Plans top out at 15 included properties on Pro with a per-unit rate past that, so it is sized for an owner who knows every unit they hold, not an enterprise portfolio team.

How do I add my first property?

Sign up, create an organization, then add a property and list the units inside it. A single-family home is one unit; a triplex is three. From there you create a lease on one of the units and invite the tenant.

Do I need a credit card to sign up?

No. The Free plan requires no card and covers up to 3 properties with the full feature set, including online rent, invoices, receipts, maintenance requests and the tenant portal.

Payments and fees

How does online rent collection work?

Each lease has a rent amount, a start date and a schedule: weekly, bi-weekly or monthly. Invoices generate automatically from that schedule, and tenants pay by card or bank through Stripe, either manually per invoice or on autopay.

Who pays the processing fee, the landlord or the tenant?

The tenant. The processing cost and Houzito's platform fee are added to the tenant's total at checkout, so the amount that reaches the landlord's account is always the exact rent written on the lease.

What is the difference between autopay and manual billing?

Autopay saves the tenant's card once and charges it automatically every cycle. Manual billing generates an invoice ahead of the due date and the tenant pays it with a link when they are ready. Each tenant chooses per lease.

What happens if a tenant pays late?

Each lease has a due date and a payment window set in Settings. A reminder goes out on the due day, and again before the window closes if it runs longer than a day. If the window closes unpaid, the invoice is marked overdue and a late fee applies automatically, using the lease's own late fee if it has one or the organization's default policy otherwise.

Do tenants get receipts?

Yes. Every payment that clears is archived as a receipt, visible to the tenant in their portal and to the landlord against the lease.

Roommates and splits

How does splitting rent between roommates work?

A lease can be split among roommates by percentage or by fixed amount. Each roommate then gets their own invoice, their own payment link and their own card. The lease's invoice is only marked paid once every roommate's share has cleared.

How are the shares rounded so they add up correctly?

Houzito uses the largest-remainder method: each share is rounded down first, then any leftover cents are handed to the largest share. The shares always reconstruct the exact rent, down to the cent, no matter how many roommates split it.

How does a roommate join a split?

The same way any tenant joins: by an email or text invite. Accepting the invite matches the roommate to their share on the lease by their email or phone number, and from then on they see and pay their own balance.

Does the processing fee change when rent is split?

Each roommate's fee is calculated on their own share, not the whole lease, at the landlord's plan rate. Because splitting means separate card transactions instead of one, the combined total the roommates pay runs slightly above what a single payer would pay for the same lease, though the landlord's payout does not change.

Plans and billing

What plans does Houzito offer?

Three. Free covers up to 3 properties, at a $5.00 tenant fee per payment. Growth is $15 a month (or $150 a year) for up to 8 properties, at a $3.00 fee. Pro is $39 a month (or $390 a year) for up to 15 properties, at a $1.50 fee. The plan price is what you pay; the fee is what gets added to your tenant's payment, and it falls as the plan rises.

What happens if I go over my plan's property limit?

On Free and Growth, adding a property beyond the limit is blocked until you upgrade. Pro does not block you: past its 15 included properties, each additional unit adds $5 a month to your subscription, and only while a tenant is assigned to it. An empty unit costs nothing, so the bill follows your occupancy rather than your ambitions.

Is there a discount for paying yearly?

Yes. Yearly billing on Growth or Pro works out to two months free compared to paying monthly.

Does the tenant fee change based on my plan?

It falls as the plan goes up: $5.00 per payment on Free, $3.00 on Growth, $1.50 on Pro. The landlord's payout never changes, only what the tenant pays on top of rent.

Does Houzito support payment methods besides Stripe?

Not yet. Payments run entirely on Stripe Connect today. If you need another gateway, there is a request form in Settings that reaches the team directly.
