Split payments

Roommates split the rent, and nobody fronts it.

The usual arrangement puts one roommate on the lease and the rest in a group chat, sending them money before the first. Houzito splits the invoice itself: each roommate owes their own share, to their own card, and the landlord still sees one lease and one rent roll.

The problem

One name on the lease, several people paying rent.

Most shared housing has one tenant of record and two or three roommates who are not on any paperwork. In practice that person covers the full rent on the first, then spends the rest of the month collecting from housemates by hand, over text, over cash, over whatever app is left standing that week. A late roommate becomes the lease-holder's problem, not the landlord's.

How Houzito splits it

One lease. Several invoices. Everyone pays their own.

Splitting is a property of the lease, not a workaround bolted onto it. Turn it on, assign shares, and every invoice the lease generates from then on splits the same way automatically.

What changes for the landlord

Nothing about the rent roll.

The lease still shows one rent amount and one due date. The split happens underneath it: each roommate's invoice carries its own status, but the lease itself only reads paid once every share has cleared. You never mediate who owes what.

  • Shares are set as a percentage or a fixed dollar amount.
  • Partial payment is visible per roommate, not just as one vague balance on the lease.
  • Reminders and late fees on the parent invoice still apply the same way if the window closes with shares unpaid.

    Assign each roommate a share

    Set shares by percentage or by fixed amount. Two roommates at fifty-fifty, three at forty and thirty and thirty, whatever the lease actually is. The shares must add up to the full rent before splitting turns on.

    Everyone gets their own invoice

    When rent comes due, Houzito generates one invoice per roommate for their share, with its own payment link and its own card on file. Nobody sees or touches anyone else's payment method.

    The lease invoice clears on its own

    Each roommate pays their own link, on their own time, within the payment window. The moment the last share lands, the parent invoice on the lease flips to paid automatically.

The rounding problem

Shares always add back up to the exact rent.

Divide most rents by two or three roommates and the result does not land on a clean number of cents. Houzito floors every share, then hands the leftover pennies to the largest share so the total always reconstructs exactly, down to the cent.

An even split of $1,000.00 three ways does not land on whole cents. One roommate absorbs the extra cent so the rent lands exactly, not a cent over or under.

How the fee works per share

Each roommate covers processing on their own share only.

The same fee model that applies to a whole lease applies to each split share on its own: processing is grossed up onto that roommate's total, so the landlord still receives the full rent on the lease, split across shares, exactly.

Figures shown on the Growth plan ($3.00 base fee, plus Stripe processing). Splitting means two separate card transactions instead of one, so the combined total the roommates pay runs slightly above what a single payer would pay for the same lease. The landlord's $1,500.00 does not change either way, and the fee still falls as the landlord moves to a higher plan.

Joining a split

Roommates join the same way any tenant does.

There is no separate roommate app or second account type. A roommate is invited by email or phone, follows the invite link, and is matched to their share on the lease automatically.

  • The landlord (or the primary tenant, if allowed) assigns the roommate's share when setting up or editing the split.
  • An invite goes out by email or text, the same flow used to invite any tenant onto the portal.
  • Accepting the invite links the roommate's account to their share by matching the email or phone number on file.
  • From then on they see their own balance, their own due date and their own payment link, and pay it themselves.
